The Buying Process

Find a Plot

Search on ibana, Bayut, or a licensed agent. Verify the location on GIS and check the wilayat zoning.

Due Diligence

Request the official land registry extract from Iskan. Verify the seller's ownership, any liens, and the plot boundaries.

Sale Agreement

Sign a sale and purchase agreement (SPA) with the seller. Engage a licensed Omani lawyer to review the terms.

Payment & Transfer

Pay the agreed amount (often via escrow). Submit transfer documents to the Iskan office in the wilayat.

Registration

The Ministry of Housing registers the new title deed in your name. Transfer fee is 3% of the registered value.
